$540 Million Mixed-Use Development to Transform Galveston’s West End

Galveston’s historic West End is poised for a dramatic transformation with the launch of “Sachs on the Seawall,” a $540 million mixed-use project that aims to redefine life and tourism on the island.

The ambitious development, spearheaded by Mohamed Eldawy of Royal Crown Investments, is set to revitalize 16 acres at the terminus of Seawall Boulevard with a blend of luxury, convenience, and community enhancement. Leading the master plan and architecture is Steven Biegel, AIA, of PLACE Designers—known for shaping other signature projects along the Texas Gulf Coast.

At its heart, Sachs on the Seawall will deliver a 216-room Marriott Renaissance Hotel and 150 high-end condominium residences, offering breathtaking views and upscale amenities to both short-term guests and permanent residents. The project carves out 70,000 square feet for retail and dining, with confirmed concepts like La Madeleine French Bistro and Floyd’s Cajun setting the tone for culinary diversity.

In addition, the development features four acres of public green space—lush parks and nature trails designed to foster gathering, recreation, and a true neighborhood feel. The inclusion of 236 apartment units ensures housing for local workforce and students, supporting a fully integrated coastal community.

Sachs on the Seawall isn’t just building on sand; it’s building for Galveston’s future. During and after construction, the project is projected to generate more than 2,300 jobs and inject new vibrancy into the local economy, while hotel occupancy taxes—nearing $100,000 per month—will directly fund improvements throughout the island. This means enhanced infrastructure, upgraded drainage and roadways, and preservation efforts for Galveston’s historic sites.

The development works in concert with other major initiatives like Tiara on the Beach and Solarus, pushing Galveston toward a new era that balances growth with the city’s iconic charm and storied past.

Beyond tangible upgrades, Sachs on the Seawall promises to extend the average visitor’s stay and boost spending, benefiting both new local businesses and beloved community staples. Galveston’s appeal as a destination for luxury, leisure, and lifestyle will undoubtedly rise—a vision city leaders and community advocates hope to see realized as the first phase breaks ground.

As the “American Icebreaker Factory” and other developments take hold on the island and across the Texas Gulf Coast, Sachs on the Seawall stands as a transformative anchor, ensuring the next generation of Galvestonians—and their guests—experience a revitalized, flourishing coast.
